Top 50 Homebuilder Sees Outstanding Results Using Direct Mail

Read Time 3 mins | Mar 17, 2026, 9:41:37 AM | Written by: Kinsey Wolf

A 16% view-through rate against a 1% industry standard, and a $14 cost per lead against a typical $100

Direct mail has long been a staple in home builder marketing. But for many teams, it’s also one of the hardest channels to measure. This builder kept mailing because it had always been mailed, and no report could confirm or rule out that it worked. Retargeting known intent and attributing the response changed both the performance and the argument.

The challenge: No real attribution or measurable impact

A large regional home builder was spending over $500,000 per year on postcard mailers, a tactic they’d relied on for years. Direct mail wasn’t new to them. In fact, that was part of the problem.

Like many builders, postcards had become a “we’ve always done it this way” channel. Campaigns went out regularly, but performance was hard to pin down.

There was no clear way to answer the most important question: is this actually driving sales?

The solution: Modernize direct mail with precision technology

The home builder used Audience Town’s platform to modernize a direct mail strategy that had long relied on assumptions rather than data.

1. Retarget households that already showed intent

Instead of mailing postcards to broad lists of assumed in-market buyers, the builder was able to retarget the exact households that had already visited their website. That shift made direct mail far more precise, reaching people who had already shown real intent, not just demographic potential.

2. Expand to look-alikes of the ideal customer

Audience Town also enabled the builder to expand beyond known visitors by targeting households that closely resembled their ideal customer profile.

3. Exclude the households that were never buying

At the same time, they could confidently exclude irrelevant audiences such as realtors or non-buyer households, ensuring every dollar was spent on qualified prospects.

4. Connect the mail to the visit, scan or no scan

Because we know exactly which households received a mailer, our Whengine® matches those recipients back to the visits they make afterward. Trackable QR codes and UTMs are on every piece, but attribution doesn’t depend on them. That solves one of direct mail’s biggest historical challenges without asking the buyer to do anything.

The results: stronger performance with smarter targeting.

By applying better targeting, smarter audience logic, and real attribution, the builder transformed an outdated channel into one that could deliver 2–3x better returns without increasing budget
