K. Hovnanian Achieves 17.5% Scan Rate with Direct Mail Campaign

K. Hovnanian Homes outperformed prospecting mail benchmarks by 8x because their list was built on real, local household data rather than a broad guess.
Prospecting is one of the most demanding parts of direct mail. You're reaching people who have never heard of the community, with no prior visit and no existing relationship, so a scan rate in the range of 1% to 3% is a genuinely strong result. A 17.5% scan rate on a prospecting list is exceptional.
The challenge: Reach renters who could actually become home buyers.
This is a two-story stacked townhome and condo community in Maryland, with homes from the upper $300s. The marketing team hypothesized that the most likely buyer was someone already living in a high-end rental who was ready to stop renting and start owning.
Direct mail is powerful because it reaches people right in their homes. But traditional prospecting direct mail has two big drawbacks. The first is engagement: you're reaching a cold audience with no relationship to the community, so response rates are usually low. The second is measurement: it's hard to track who actually engaged, and even a QR code only captures the people who stop and scan. Everyone else who was influenced stays invisible.
Audience Town solves both legacy direct mail challenges. We help you build the right list so the right households actually respond, and we measure engagement even when no one scans.
The solution: the right list, the right message, and real attribution
1. The list
The community used Audience Town to build its list from Whengine®, the home mover intelligence engine, targeting renters across a set of high-end apartment communities in the area. The logic was simple. Renters in premium apartments are among the most likely move-up buyers for a townhome-condo product at this price, so the list focused on the households best positioned to act.
2. The message
Then K. Hovnanian did what they do best. The team built a message that met those renters exactly where they were, making a warm, confident case for ownership over renting. A well-built list gets you to the right doorsteps. Their creative is what earned the response once it arrived.
3. The attribution
Attribution is where it goes further. Because Audience Town knows the household behind every mailer, engagement does not stop at who scans the postcard. When one of these households visits the website later, we can attribute that visit back to the card, even without a scan. That means the results below are the floor, not the ceiling.
The results

“We've done direct mail for years, but we've never seen a scan rate like this. It shows us we had the data to get the right message to the right households.”

VP, Digital Marketing, K. Hovnanian Homes
The bottom line
A double-digit scan rate on a cold list is a standout result in prospecting. And because Audience Town captures engagement beyond the QR code, attributing website visits back to the households that received a card even when they never scan, this response rate will continue to climb as more recipients re-engage.
That's the opportunity when your direct mail campaigns are tailored to the right home buyer, with the right message in their mailbox.
