Reach home movers on day one, with your own audiences or ours.
Today we're launching the Advertising Suite, the biggest improvement to home builder advertising in decades. Home builders and their agencies can now build a custom audience of likely home movers or use one of ours, launch it on geofencing, CTV, digital display or direct mail, or push it to Meta, and see what worked, all in one platform. It's included in Foundation. That means you can reach home movers on day one, before they ever find your website.
Here's why that matters, and how it works.
Most home buyers spend months shopping before they fill out a form. By the time they reach your website, many have already narrowed their list.
Reaching them earlier usually means buying a list or mailing every house in a ZIP code. Both spend real budget on people who were never going to move, let alone buy in your community. Measurement is just as scattered; awareness ads look like they did nothing because most reporting only credits clicks.
For a marketing team of one to three people, stitching that together every month is a job of its own.
Prospecting Audiences starts from Whengine®, the home mover intelligence engine. It's built on the #1 superset of consumer and property data covering 280M US adults and 120M households to identify who is likely to move, where, why and when. It's the same consumer and property data major brands buy, from partners like Experian and Cotality.
In Audience Explorer, you build prospecting and retargeting audiences. Choose who you want to reach. Start with likely movers, then narrow by things like home value, current mortgage rate, length of residence, home ownership status or dwelling type.
Rather start with one of ours? Pick from hundreds of pre-built home mover audiences when you set up your campaign.
Add a location if you want one: ZIP codes, cities, counties or states. When you set up the campaign, you can also target a radius around your model home or any address.
Fair Housing guardrails are built in. If a filter can't be used for advertising, the platform asks you to remove it before you launch.
Rather describe what you want? Whengine AI can build a prospecting audience from a plain-language request and suggest improvements to your audience and campaign strategy based on your data, not guesses. You decide what to change.
Once the audience is saved, open the Advertising tab, start a new campaign, choose the type and pick your audience:
Running on Meta? Push the audience to Meta straight from Audience Explorer.
Either way, you see the audience size before you spend anything, and you're invoiced after the campaign runs, based on actual spend.
Results show up in the platform in real time: impressions, clicks, CTR, budget, site actions and attributed sessions. If you have the Attribution Add-On, it carries through to attributed leads, in-person tours and sales. CTV campaigns add video completes, completion rate and engagement, and direct mail shows pieces sent, QR scans and scan rate.
The number most builders haven't seen before is view-through sessions: visits from people who saw your ad, didn't click, and came to your site later. Most tools can't show this, because they only count clicks. If you've ever had to defend a CTV or display budget with a click-through rate, this is the number you were missing. Marketing finally gets credit for those visits.
Then close the loop. The people who visited become your retargeting audience, and you can reach them again from the same place.
This launch puts all four Audience Town products in the platform for builders and their agencies:
If you already use Audience Town to see who visits your website, this is the other half of the job. For more on how prospecting and retargeting fit together across a full plan, see our guide to home builder marketing.
